Grandstand Pde Zetland

Building profile: 

Grandstand Parade is a large multi-building residential complex in Zetland consisting of seven (7) separate multi-level buildings of apartments with a common basement carpark.

Project Value:  $6,400,000

Works carried out:

Installation of new fire retardant Aluminium over-cladding, waterproofing, balcony refurbishment, cavity flashing repairs, construction joint repairs and planterbox rectification.

Hitech Remedial Builders were engaged by the Owners Corporation & Insurance to rectify severe construction defects caused by poor workmanship by the original builder. Rectifications were required throughout the complex and carpark relating to water ingress, concrete spalling and construction joints. 

Once the concrete spalling was repaired, new Aluminium cladding was installed over the existing Ritek walls. Aluminium over cladding provided the owners with cost effective and fire retardant solution to extend the longevity of their building.

Taylor Street, Annandale

Building profile: Taylor St is a residential complex in Annandale with 37 units, and 5 townhouses and is approximately 15-20 years old.

Works carried out: Balcony & Bathroom Waterproofing

For this project the Owners Corporation had previously engaged their own remedial builder, who had attempted to rectify a waterproofing issue on the balconies - and actually succeeded in making it worse. This was resulting in water moving down the building onto lower level balustrades and balconies and causing more damage, including rotting timber. 


The Owners wanted to cut their losses with the existing builder and get us in, so they could have the problem resolved with no further issues. Hitech were not the lowest quote on this tender but our reputation for doing the job properly and following a process won us the job. 



Works carried out 

For the balconies, we had to remove the existing floor tiles off the existing membrane, and then replace the membrane and re-tile the areas. 

All the doors leading onto the balcony area had to be replaced, as the new waterproofing needed to go under the doors to encapsulate and seal the entire area. 

In this case, we also installed additional floor wastes to alleviate water pooling - an example of us updating the design so the remedial works actually solved the existing problem.

Waterproofing of 4-5 bathrooms was also required on this project, which all had been compromised. 



Waterproofing products used

The waterproofing product used for the balcony waterproofing was ARDEX WPM 002, and undertile membrane. This has a rapid drying time - normally we can tile in 16-24 hours - and consists of an advanced acrylic that will not re-emulsify. It is also liquid reinforced which eliminates the need for the use of a reinforcing mat. ARDEX WPM 002 is wet area compatible with fibre-cement sheet, plywood and plasterboard, as well as with concrete, renders and screeds.

Case Study: 57- 63 Belmore Road, Randwick

Client: Owners Corporation

Project Duration: 3 months, completed September 2018



We won the tender for remedial works to the top floor common area of this development in Randwick. The building is a five floor mixed use business/residential with Optus and Priceline on the ground floor and 32 residential units.

The Owners Corporation indicated that the rooftop courtyard were causing leaks into the units below. The rectification works involved replacing all courtyard planter boxes and tiling membranes. The planter box walls were also encapsulated with a facade membrane that is compatible with both membranes under the tiles and planter boxes.  



On examining the planter boxes more closely we found that there were also multiple penetrations such as piping for taps and ventilation ducting. These penetrations were either relocated or detailed without potentially compromising the waterproofing in future.



The waterproofing product used for the courtyard tiling for this project - ARDEX WPM 1000  Undertile Butynol - is a versatile synthetic sheet rubber membrane that resists ageing from heat, sunlight and ozone. It is also flexible in that we could tile directly onto the membrane 60 minutes after laying it. 

A variety of waterproofing products were used for the planter boxes - including ARDEX WPM 150 (base layer sheet), WPM 188 (anti-root sheet membrane) while the waterproofing coating to the planter box walls - ARDEX WPM 310 - is a tough, UV stable flexible, premixed liquid waterproofing membrane that was perfect for this exposed roof setting.
